If your goal is to build a single dwelling or duplex under $3m, we have designed two options to help you take the first step with clarity and confidence, all for a small fixed fee.
Pathway 1 - Vision Discovery
For sites under 1000m², we start by unlocking the true potential of your site. Our detailed feasibility report identifies key site features and highlights any development challenges upfront. By analysing zoning, planning rules, and permitted uses, we determine what can realistically be achieved. We review client-provided title information for any restrictions or covenants, and investigate underground infrastructure to ensure your design can move forward without surprises.

With insight from our vision discovery pathway, we prepare a tailored massing plan that transforms site constraints into design opportunities. This includes a conceptual building envelope, proposed areas for parking and garages, driveway access, and the first floor built form. We also calculate the minimum required areas for private and secluded open space, making sure you are utilising every square metre.
Our plans come with notes on relevant restrictions and planning considerations, helping you move confidently toward town planning and design development.

All of this is delivered with efficiency in mind. Our standard turnaround time is just two weeks, for a small fee of $950.
Pathway 2 - Concept Canvas
We will dedicate two one-hour consultation sessions to the start of journey, either via online or in-person, where we uncover your vision and present initial layout concepts. For Metro Melbourne projects, we also conduct an on-site visit to better understand the unique character and opportunities of your property.

You’ll receive a tailored set of potential layout plans that showcase how your site can best be utilised. Alongside this, we prepare a comprehensive report that clearly outlines site restrictions and key regulatory considerations, giving you clarity before you commit.

To help you see and feel the possibilities, we provide a front external 3D visual and an interior concept mood board that set the tone for the design direction.
We will provide a preliminary cost estimate based on current market pricing, so you have an informed picture of the potential build costs from the outset.

All of this will be delivered within three weeks, giving you confidence and momentum to move forward for the fee of $3,950.
